 The first real estate stats for 2010 are in for Windsor and surrounding areas.  Good News to report...January sales are up a whopping 63.16% in comparison to last January 2009.  

What is the most popular style of house for the month of January? Take a Guess? I bet you are thinking raised ranch. Well not so.  It is the ranch again and second place goes to the raised ranch for this month. The ranch has been consistently winning this race for the last couple of months.

According to MLS statistic reporting in the Windsor Essex County and surrounding areas there were 64 ranches sold in January 2010 and the average sale price came in at $177,781. Last December 2009 the average sale price was $173,120. We will take the increase in average sale price here! One floor living seems to be the preferred of buyers here in Windsor and our surrounding areas.

Windsor Houses For Sale, MLS Stats for Windsor Ontario Jan 2010Second place for this house popularity contest goes to the raised ranch.  The raised ranch had 61 units sold with an average sale price of $202,344. Let's compare the average sale price to last January 2009.  It was $195,227.  It is nice to see a little more creeping up in average sale price.

Third place is the two storey, there were 38 of them sold with the average sale price coming in at $197,668.  There is another increase when looking at average sale price of January 2009 which was 189,086 and only 22 units had sold.

Fourth place is the 1 ½ Storey with 37 of them sold and an average sale price of $95,589.  The bungalow hits fifth place with 34 units sold and the average sale price of $82,989. It looks like the story and a half and bungalows truly are an affordable option in Windsor and the surrounding areas. 

The most popular areas in Windsor for the month of January 2010 are East Windsor with 34 units sold, Central Windsor/Downtown Windsor with 30 units sold and South Windsor with 28 units sold.

On the high end home front (because it is always nice to dream) in the price range of $200,000 to $279,999 there were 39 units sold. In the price range of $280,000 to $339,999 there were 15 units which sold. In the price range of $340,000 to $419,999 there were 5 units that sold. In the price range of $420,000 to $499,999 there were 6 units that sold and half a million plus Windsor did not have any sales for the month of January 2010. The bulk of the sales, 174 of them are grouped in the category of under $160,000.

Generally speaking, what we can say we are seeing here is that there are increases in the number of sales and the average sale prices for many of the houses styles.  This is positive for Sellers.  I can comment that it still is not an easy task to sell houses here in Windsor but, with persistence and hard work it can be accomplished.
